§ 10-77. Permits.

  • (a)

    Fees and charges. No permit shall be issued until the fees and charges prescribed in division 2 of this article are paid, nor shall an amendment or renewal to a permit be approved until the additional fees and charges, if any, due to an increase in the estimated size, cost or value of the building or structure, shall have been paid. Building permits are not transferable to another permittee. If a permittee wishes to cancel a previously issued building permit, 50 percent of the building permit fee shall be refunded if no construction has been initiated.

    (b)

    Expiration. A Los Alamos County building permit shall expire after 180 days after issuance by limitation and become null and void if the building or work authorized by such permit does not begin, is suspended, or is abandoned as may be determined by the building official. A permit will expire two years after its issuance.

    (c)

    At the building official's discretion, a conditional extension of up to 180 days may be granted, provided the extension is sought and obtained within the initial two year period by means of a written request demonstrating justifiable cause and a written extension dated prior to the expiration of the two year period. The building official, after review of the request for an extension to the building permit, may grant a conditional extension, in whole or in part, for an additional 180 days. Conditions of renewal may include, but are not limited to, completion of all exterior or interior work by a specific date(s), completion of a type or phase of work before others, or a percentage of overall completion by a date, time, or specified event.

    (d)

    Plans; copy to be kept on site.

    (1)

    A copy of the permit and amendments thereto, as provided for in this section, shall be kept on the premises, open to public inspection during the prosecution of the work thereon and until the completion of the work.

    (2)

    The building official may require a certified copy of the approved plans to be kept on the premises at all times from the commencement of the work until its completion.
